Surrey is the second-largest city in British Columbia and Metro Vancouver's secondary economic core. At 568,322 residents in 2021 and an estimated 700,000 by 2024, it is the region's fastest-growing major city, with a growth rate that has run close to double Vancouver's. More than 18,300 licensed businesses operate here, and roughly 2,500 new businesses arrive each year, drawn in part by some of Canada's lowest business taxes.

Health and life sciences anchor the City Centre economy. Fraser Health, British Columbia's largest health authority, is headquartered here and serves around two million people, and Surrey Memorial Hospital is the province's second-largest hospital with 4,100-plus staff. The Health and Technology District opposite the hospital, launched as Innovation Boulevard in 2012 by the City of Surrey, SFU, and Fraser Health, now spans a multi-building campus of 220-plus life-science companies and health-care institutions.

Beyond health, Surrey carries the largest manufacturing workforce of any city in the province (around 10 percent of local jobs), with anchors from Starline Windows to Damon Motors' electric-vehicle plant, plus a cluster of 100-plus Industry 4.0 firms working in AI, robotics, and sensor technology. Campbell Heights, a 1,900-acre South Surrey business park with more than 12,600 workers, runs fulfilment and distribution for Amazon, Sobeys, Loblaw, and DSV, and the city's transportation-and-warehousing employment runs about 60 percent above the Metro Vancouver average.

Surrey firms deploying AI for patient access and clinical-admin workflows, manufacturing quality and maintenance, warehouse and distribution coordination, construction document control, and multilingual customer service are pulling ahead of peers still running everything by hand. With SFU Surrey, KPU, and the SFU-led B.C. Centre for Agritech Innovation feeding the local talent pipeline, Surrey is one of the highest-leverage markets south of the Fraser to put production AI to work.
